Strata and body corporate insurance
We arrange strata insurance for owners corporations, bodies corporate and strata managers Australia-wide, from small walk-up blocks to mixed-use and commercial schemes.
We compare policies across a range of strata insurers and help the committee understand the options, sums insured and excesses before renewal.
Typical covers
Common covers we can arrange. The right mix depends on your business, and not every cover suits everyone.
- Building and common property
- Public liability
- Office bearers liability
- Fidelity guarantee
- Machinery breakdown (lifts, plant, pumps)
- Catastrophe and loss of rent
- Voluntary workers personal accident
- Government audit costs and legal expenses
- Flood (where available)
- Common contents
Requirements differ by state and territory, so we check what your scheme is legally required to insure and whether a current building valuation is needed.
Key risks we help you plan for
Underinsured buildings
Rebuild costs have risen sharply. An out-of-date valuation can leave owners paying the shortfall after a major loss.
Water damage and leaks
Burst pipes and failed waterproofing are among the most common strata claims.
Injuries on common property
Visitors and residents can be injured in stairwells, car parks, pools and gardens.
Committee decisions
Office bearers can face allegations of wrongful acts in managing the scheme.
Plant and lift breakdown
Lifts, pumps and air-conditioning plant are expensive to repair and replace.
Combustible cladding and defects
Some buildings face limited insurer appetite, so early renewal planning matters.

Frequently asked questions
Does strata insurance cover lot owners’ contents?
Generally no. Strata insurance covers the building and common property. Owners and tenants usually need their own contents or landlord cover. Check what your policy defines as building versus contents.
How often should the building be valued?
Many schemes have a valuation every few years, and some states set minimum requirements. We can help you understand what applies and whether the current sum insured still looks right.
Can a small scheme have its own strata policy?
Yes. Smaller schemes, including two-lot and small walk-up blocks, can usually be insured under a strata policy designed for their size.
Do you work with strata managers?
Yes. We can work alongside your strata manager to prepare the renewal and present options to the committee.
